  • Furnish a marketing plan for the property to include, as appropriate, recommended promotion and other activities, along with a 'schedule of events' outlining those marketing steps mutually agreed upon.
  • Furnish a Comparative Market Analysis (CMA) to help you determine the most effective listing price for your property. This evaluation may be updated in response to changing market conditions.
  • Review financing alternatives and help you in determining those which best optimize the saleability of your property.
  • Review local marketing customs, conditions, and procedures, and make recommendations designed to enhance the marketability of your property.
  • Install our A.A. Green Realty, Inc. sign on your property (with your permission and subject to local ordinances).
  • Introduce your property to incoming transferees referred to this office through Relocation Services.
  • Give you regular progress reports throughout the marketing period and discuss with you comments received about your property.
  • Present your property to qualified buyers.
  • Provide a RELO Referral Form (if appropriate), offering you the services of a quality Real Estate firm at your new destination to assist with your search for a new property.
  • Deliver to you all written offers as presented; assist with negotiations; and provide an estimate of your net sales proceeds prior to acceptance.
  • Upon your acceptance of an offer, monitor pre-settlement (escrow) activities throughout the closing process as permitted by law or local practice.

Never Say No!

Your home is being marketed actively, and your agent has just called to say a contract has been written. That's the good news. The bad news is the offer is not for full price. Should your response be a flat NO?

It should not. The best response property owners can give their agent is "Give us the details of the offer. Explain both the 'pros' and 'cons' to us. We'll consider the offer carefully, then give you our decision."

Keep in mind that the perfect buyer has yet to be encountered. That would be the person who offers full price, for cash, agrees to close the purchase in 24 hours, and allows the sellers a year rent-free to get moved.

Virtually every purchase offer requires some compromise on the part of both sellers and buyers. Perhaps the buyers offer a lower price, but agree to pay all closing costs, giving the seller more cash at closing than expected.

The sellers may offer to vacate their home before closing to accommodate a relocating family, in exchange for receiving a small premium for the property.

Each offer warrants strong consideration. What appears less than desirable on the surface, may yield a better than expected result. Your real estate agent is experienced in the analysis of buyer offers. To make an informed decision, ask your agent for a complete explanation of all offers received.

Buyer's Etiquette

As children, we are taught to be polite, to be respectful, and to "do unto others..." As adults, planning to buy a home, there are also some basic rules of etiquette.

Buying a home is not a simple act, but a process involving a variety of actions. The first step is to select an agent to help locate your next home. Visit the agent at the real estate office and explain your home buying objectives. This allows the agent to learn more about your plans and expectations, and can result in a smooth and exciting home purchase.

Once the agent has identified homes to show, allow yourself time to see them without rushing. Be on time for your appointment, and let the agent do the driving. It takes concentration and focus to locate the right home. By allowing the agent to be the tour leader, you will be free to inspect, examine, and absorb all the features and benefits of the homes you see.

Take only the decision makers in your family when you look at homes. It can be distracting when aunts, uncles, parents, and children are included in the initial search. There will be plenty of time later to introduce your choice to them.

The greatest challenge faced by the agent can be learning to see homes through your eyes. Be open and share your thoughts as you see each home. The agent will convert your feedback into a more suitable array of home choices, shortening the search and making it more rewarding.

Finally, be prepared to disclose complete and accurate financial information to the mortgage lending officer. Your loan application can then be processed more efficiently, resulting in an early loan approval.
